What is hot in Apalachicola these days on the real estate front?
High Cotton--Apalachicola's mixed-use development featuring 2 bedroom/2 bath condos on the second floor together with a retail/commercial space on the ground floor.
In the past few months, two of my clients picked up real bargains here. In the fall, we closed on a river view residential unit on Water St. for 290k. This property had been listed as a Short Sale along with the accompanying commercial space downstairs. However, my clients only had a need for the residential unit and we were able to effectively negotiate to get just that--and they are sooo happy with it! And just before the end of the year, I closed another unit--this time, the condo and the retail space for 400k. This was another unit facing Water St. and therefore the beautiful Apalachicola River.
For both sets of clients, High Cotton offered them the ease of condo living and the accessibility of being right downtown. And with more shops and cafe's heading that way, it is becoming a great commercial investment.
But don't wait long, there is one unit left, currently listed as a short sale. (Yes, back in the day, these sold in the 700k range!)
